How the work runs

Chain assembly
The chain is assembled in order across the search period and each conveyance is checked for continuity, so a broken link is found now rather than at closing.

Exception review
Every exception in the commitment is pulled and read. Schedule B exceptions summarised from their titles rather than their text are how easements get missed.

Requirements analysis
We list what must happen before closing — releases, payoffs, subordinations, corrective instruments — with the party responsible for each.

Description check and delivery
The legal description is compared against the prior deed character by character, and the abstract is delivered with the requirements list and any discrepancies flagged.

Questions about title review and abstracting
Do you issue title opinions?
No. We abstract the record and list what it contains for the engaging attorney's review. A title opinion is a legal conclusion, and it stays with you.
Do you perform the search?
We work from the search package or commitment you provide. Where you need the search itself run, that is an examiner in the county, and we will tell you what to ask them for.
Can you handle commercial title?
Yes — commercial files with long chains, multiple parcels and complex easements sit at the upper end of the per-file range.
