Closing document preparation
A closing package is a set of documents that all have to agree with each other and with the contract. We prepare the whole package to the jurisdiction's recording requirements, so the closing does not stop over a missing affidavit or a description that does not match.

- $200–600 / closing

- Without us
- $800–2,500
Fixed per unit, not hourly. No minimum engagement. Quoted before we start.
What you receive
A complete closing package: deed, settlement statement and ancillary documents, ready to execute.
- The deed prepared in the form the jurisdiction requires, with the verified legal description
- A settlement statement with prorations, credits and payoffs computed and sourced
- Affidavits and disclosures required by the state or the title company
- Transfer tax and recording forms completed for the recording jurisdiction
- Loan payoff and release tracking, where a payoff is involved
- A closing checklist sequencing signature, notarisation, funding and recording
What it costs, and what it replaces
Both figures are published ranges for the same unit of work. Ours is fixed before we start; if our process gets faster, that is our gain and your price does not move.

How the work runs
01
Contract extraction
Every term that drives a document — parties, price, proration convention, credits, dates — is extracted from the contract first, so nothing is drafted from an assumption about market practice.
02
Document preparation
The deed and ancillary documents are prepared in the jurisdiction's required form, with the legal description carried from the verified source rather than retyped.
03
Statement computation
Prorations and credits are computed with the convention the contract specifies, and each figure is sourced to the statement or invoice behind it.
04
Checklist and review
A qualified lawyer reviews the package against the contract and title requirements, and it is delivered with a sequencing checklist for the closing itself.
What we need from you
- The purchase contract and any amendments
- The title commitment and the requirements to be satisfied
- Payoff statements, tax and utility figures for prorations
- The closing date and the recording jurisdiction
What we check before delivery
- The legal description is verified against the source instrument character by character
- Every proration is independently re-computed before delivery
- Recording requirements — margins, signature blocks, notarial form — are checked for the specific county
- Documents are cross-checked against each other for party names, dates and figures
When firms send us this
- High-volume residential closings with a fixed fee per file
- Commercial closings with multiple parcels and entity signatories
- Firms covering a closing calendar during staff absence
- Portfolio transactions where identical packages are needed at scale
Questions about closing document preparation
Do you conduct the closing?
No. We prepare the package for your review and signature; the closing itself, and any disbursement of funds, is yours.
Do you know county recording requirements?
We prepare to the recording jurisdiction you name, including its margin, form and notarial requirements. Where a county has an unusual local practice, tell us and we build it into your template.
Can you compute the settlement statement?
Yes, with every proration computed to the contract's convention and sourced to the underlying invoice or statement.
