Real estate legal support
Fully pipelinedLease abstraction
Portfolio owners need structured lease data and the leases are long, inconsistent and numerous. Twelve leases or twelve hundred, we abstract them against your schema and hand back the portfolio view that nobody currently has.
- Published price
- $25–100 / lease
- Turnaround
- 48 hours
- Without us
- $100–300 / lease
Fixed per unit, not hourly. No minimum engagement. Quoted before we start.
How we actually produce this
Our pipeline produces the deliverable end to end. A qualified lawyer samples the output and signs it before it leaves us.
The pipeline is ours. It was built for legal work rather than adapted from a general product, which is why the price for this service is a published number instead of an hourly estimate.
- Why this work leaves a firm
- Portfolio owners need structured lease data and the leases are long, inconsistent and numerous.
- What our pipeline does
- We extract term, commencement, rent and escalation schedules, options to renew, expand or terminate, CAM and operating expense provisions, assignment and subletting rights, use restrictions, exclusivity, co-tenancy, insurance and maintenance obligations, each cited to the source clause.
- Where a lawyer steps in
- Sample verification and every flagged anomaly.
- What it changes
- One of our highest-volume services. Portfolios of hundreds of leases are abstracted in weeks at a fraction of internal cost.
What you receive
A structured abstract per lease, a portfolio rollup, a critical dates calendar and an anomaly report.
Volume brackets apply above 100 leases. Ground leases, heavily amended leases and non-English documents are quoted separately after a sample. The critical dates calendar is a data deliverable, not a diary service - we do not monitor dates for you.
- A structured abstract per lease, in your fields and your format
- A source excerpt behind every abstracted field, so any figure can be checked without opening the lease
- A portfolio rollup with the totals and distributions across the whole set
- A critical dates calendar covering expiries, renewals, break options and rent reviews
- An anomaly report flagging leases that deviate from the portfolio norm
- An exceptions list of anything routed to a person rather than abstracted automatically
What it costs, and what it replaces
Both figures are published ranges for the same unit of work. Ours is fixed before we start; if our process gets faster, that is our gain and your price does not move.
How engagements are structured →- Adnah Legal
- $25–100 / lease
- Typical cost without us
- $100–300 / lease
Roughly 69% lower at the midpoint of each published range.
How the work runs
01
Agree the schema and the edge cases
Lease abstraction lives or dies on definitions - what the commencement date means where possession and rent start on different days, how a stepped rent is represented. These are agreed in writing first.
02
Assemble the lease families
Amendments, side letters and assignments are grouped with their originating lease before abstraction, so the abstract reflects the current position rather than the position at signature.
03
Abstract with source binding
Every field is extracted with its excerpt and a confidence score. Anything below the threshold, and every unusual clause structure, routes to a human queue.
04
Lawyer review, rollup and delivery
A qualified lawyer works the exceptions and scores a sample; the portfolio rollup, critical dates calendar and anomaly report are generated from the reviewed data and delivered together.
What we need from you
- The leases, including amendments and side letters, in whatever form you hold them
- The fields you want abstracted, or a completed abstract you want matched
- Your portfolio standard form, which the anomaly report is scored against
- The destination system, if the data is being loaded rather than read
What we check before delivery
- A scored sample is checked on every portfolio and the agreement rate is published to you
- Amendment chains are reconciled so the abstract reflects the lease as amended
- Critical dates are recalculated independently of the extraction before the calendar is issued
- Anomalies are flagged rather than normalised, because an outlier lease is usually the one that matters
When firms send us this
- Portfolio acquisition diligence, where the leases arrive faster than they can be read
- Loading or migrating a lease management system that is only as good as its data
- Building a critical dates calendar where none currently exists
- Answering a portfolio-wide question that nobody can answer today
Questions about lease abstraction
Do you handle amendments and side letters?
Yes, and reconciling them is a large part of the value. The abstract reflects the lease as amended, with the amendment that changed each affected field cited.
Can you match the abstract format our system expects?
Yes. Send the import template or a completed abstract and we produce the data in that shape, so it loads rather than needing to be reformatted first.
What about leases with unusual structures?
They go to the exceptions queue and a lawyer handles them. Forcing an unusual lease into a standard schema is how portfolio datasets end up quietly wrong.
